				Overview:

Operates and maintains all equipment in the hospital's physical plant and related equipment throughout its buildings and grounds. Assigns work to and oversees the work of HVAC tradespeople and assigned mechanics.

This position is located at Henry Ford Providence Hospital- Southfield, MI.

Responsibilities:

* Demonstrates personal commitment to the organization's core values through active involvement in the service excellence process. Works cooperatively and effectively with departmental staff and Providence Park associates. Contributes to a positive work environment. 
* Develops and demonstrates safe work practices and attitudes, follows safety rules, works to prevent unsafe conditions and behaviors, and participates in organizational and departmental safety programs. 
* Operates and maintains the physical plant including boilers, chillers, high and low pressure steam systems, fan-coil units, emergency generators, air compressors, electric pumps, air conditioning equipment, electrical switchgear, and all related equipment used to provide utilities such as light, heat, water, power, refrigeration, air conditioning, and other services in the hospital. 
* Assigns and oversees the work of assigned HVAC and mechanical staff. Trains associates in the safe operation and maintenance of all physical plant equipment. 
* Works with Master Electrician and Master Plumber to assure that preventive maintenance and repairs are scheduled and completed in a timely, professional manner for all equipment under the jurisdiction of the Facilities Support department. 
* Inspects all equipment in the mechanical rooms and throughout the physical plants. Observes and records operating measures from meters and gauges to assure that equipment is operating properly and at maximum efficiency. Develops appropriate logs. Assures that all observations and operating and maintenance activities are recorded in the appropriate daily/weekly/monthly logs. 
* Performs all emergency maintenance and repairs of physical plant equipment. Maintains all required records and documents relative to these activities. Completes all work orders in a timely, legible manner, assuring that complete and meaningful equipment histories are maintained. 
* Assists with minor repairs to machines, equipment, and systems normally attended to by the maintenance unit of the department. May repair such systems as pneumatic tube systems, air compressors, and laundry equipment. 
* Works with outside contractors to maintain appropriate water chemistry throughout the physical plant. 
* Operates and repairs all of the physical plant's pumping systems for domestic water supply, fire mains, process water, water softeners, and hot water heating systems. 
* Maintains an inventory of supplies and orders all supplies required for the physical plant. Assures that MSDSs are obtained and entered into the MaxCom online database for all chemicals and supplies. 
* Changes and adjusts equipment to conditions of electrical load, weather, humidity, and severe storms to assure maximum operating effectiveness. 
* Operates the fire pump in the case of fire or emergency, shutting down all ventilating equipment to prevent spread of smoke throughout the buildings, and to activate the sprinkler and fire hose system. Prepares incident reports on all fires and other incidents, as required. 
* Understands the design and operation of the building management and fire alarm systems. Operates the Johnson Controls and AutoMatrix systems to control the building environment. Troubleshoots alarms from and resets the SimplexGrinnell fire alarm systems. 
* Recommends and develops preventive maintenance procedures and frequencies. Completes preventive maintenance tasks in a timely and professional manner. 
* Performs all other duties and projects as assigned. 

Qualifications:

Education: 

* High School Graduate or Equivalent -required 

License/Certification: 

* Valid Michigan Driver's License -required. 
* Second Class Steam Stationary Engineer license -required.  
* Licensure by the City of Detroit -preferred.  
* Third Class Refrigeration License required. Certified or Journeyman status -preferred 

Experience:  

* Eight years related experience preferably in a healthcare facility environment -required.

* Demonstrates proficiency in the use of personal computers and various software applications. 
* Demonstrates ability to concentrate and pay close attention to detail while performing tasks. 
* Demonstrates ability to read, write and understand written and verbal communications. Demonstrates ability to perform basic math functions including addition, subtraction and multiplication. 
* Demonstrates ability to walk and stand approximately 90% of work time, often lifting and positioning equipment and devices up to 60 lbs.
