Responsibilities:

The System Director Real Estate Transactions position will oversee and lead the real estate transactions for CommonSpirit Health (CSH). The System Director of Real Estate Transactions will serve as a senior leader within the National Real Estate Services (NRES) team, reporting to the Vice President of Real Estate Strategy & Portfolio. This individual will oversee all real estate transactions including Leasing, Development, Acquisition, Disposition, Joint
Ventures, and Mergers & Acquisitions, ensuring that CommonSpirit Health's real estate transactions align with systemwide strategic, operational, and financial objectives. The role will drive portfolio growth, asset optimization, and innovative transaction strategies to enhance the value of CommonSpirit Health's real estate investments. This position will align transaction strategies with Region/Market and Business Unit strategies. The objective is to develop and operate an industry leading healthcare real estate portfolio that supports the Integrated Delivery Network (IDN) in each Market that CSH operates.

 The following represents the essential functions and responsibilities of the System Vice President role:
● Develop and lead an industry leading healthcare RE transaction management program, delivering innovative
solutions that are tailored to specific circumstances, across all geographies and full IDN. (e.g ambulatory, acute, post-acute, senior living, office)
● Build a high performing team that combines existing team members, new hires, region/market resources, and 3rd party partners to effectively deliver the transaction and development functions.
 o Structure dynamic teams that solve problems and focus on adhering to the project budgets and
approved business plans.
o Establish and maintain the leanest delivery structure and team possible to produce consistent results
that will meet the organization's operating and capital program objectives and budgets as approved by the Capital Allocation Committee (CAC) and the Board of Stewardship Trustee's (BOST).

o Integrate the NRES support services platform and resources to leverage the portfolio management program, streamlining, and standardizing the RE operations; this will include legal, finance, communications, tools, technologies, procurement and contract support 

● Implement the transactions program, ensure the highest level of performance of the internal transaction managers and external brokers. Ensure adherence to the internal and external regulatory and compliance programs including CSH policy, and Stark and Anti-Kickback legislation.
● Lead the Leasing team, developing and executing a strategic leasing plan that optimizes portfolio performance, flexibility, and financial outcomes.
● Lead leasing negotiations, ensuring favorable terms, regulatory compliance, and alignment with system-wide business needs.
● Establish and track key performance indicators (KPIs) to measure leasing efficiency, cycle time, and portfolio impact.
● Partner with finance, legal, and operational stakeholders to develop real estate transaction strategies that enhance CommonSpirit Health's mission and long-term financial sustainability.
● Align all real estate transactions with market planning, business development, and clinical growth initiatives.
● Establish and manage real estate governance policies, risk assessments, and compliance measures related to leasing, acquisitions, and partnerships.
● Create all necessary legal documents to support the development efforts; ground leases, leases, public approvals, financing documents, contracts, working with the RECOE team and their templates.
● Develop and implement business plans for alternative businesses that will leverage real estate assets within the portfolio, to include retail strategies, hospitality, senior living, advertising, and others.
● Develop and execute real estate acquisition strategies, identifying opportunities to expand CommonSpirit Health's footprint in alignment with long-term growth initiatives. Oversee site selection, due diligence, and financial structuring for new acquisitions and developments.
● Lead the Disposition team in evaluating and executing real estate asset sales, optimizing portfolio efficiency and financial performance, ensuring that disposition strategies that align with CommonSpirit Health's business
priorities and capital reinvestment goals.
● Develop and implement monetization strategies for the owned and development portfolio working with SSVP, 3rd Party Partners, and corporate finance; evaluate current partners and potential industry partners.
● Oversee Joint Venture transactions, structuring partnerships that enhance access to capital, expand service offerings, and optimize real estate utilization.
● Responsible for performance and financial KPIs, required to achieve an industry leading RE portfolio:
o Financial - Operational cost per SF, Purchased services, Utility expenses, Lost revenue, EBITDA
o Personnel - Staffing based on gearing, Openings / time to fill, First year turnover, Diversity ratios
o Performance - Leasing, occupancy, customer satisfaction, client/tenant engagement
o Compliance - Accreditation (as needed non-acute), Stark and Anti-Kickback
● Leads by example, serving as a role model for others in the organization by exhibiting CSH's core values, while recognizing employee accomplishments, communicating with clarity and focusing on results, and communicating the need for a healthy work-life balance

Qualifications:

● Bachelor's degree in engineering, construction management, business or related development background is required or equivalent combination of
relevant education and experience
● Master of Business Administration with an emphasis in real estate, healthcare, development or strategy required.
● 15+ years of experience with increasingly significant leadership and management responsibilities in real estate transactions with a primary focus in healthcare real estate

● Demonstrated success in the healthcare real estate transactions of significant scale and with appropriate degrees of complexity (i.e. ownership structure, syndication, capital, etc)
● Exceptional negotiation, analytical, and strategic planning skills to optimize real estate transactions.

● Strong knowledge of healthcare real estate markets, regulatory considerations, and financial modeling.
● Experience leading cross-functional teams and collaborating with executive leadership, legal, finance, and clinical operations.
● Extensive experience in developing and leading high performing teams that include internal and external resources and firms
