				Overview:

Colliers Project Leaders is seeking a Senior Project Manager to join our Project Management team in New Jersey! In this role, you'll be responsible for the project management/owner's representation services in our markets which include commercial, education, and institutional clients to ensure the success of investors, owners, and occupants. This will include active management of the design, construction, and closeout phases of educational building projects, including interiors/tenant improvement projects.

This candidate will have the opportunity to sit out of any of the following New Jersey office locations: Holmdel, Mt. Laurel, Hamilton.

Responsibilities:

* Prepare effective work plans and labor budgets for approval by Department Manager or Geographic Discipline Leader.
* Monitor time schedules and capital cost budgets on projects to satisfy the client as well as control work and productivity.
* Identify the project team, work packages and tasks, evaluation methods, productivity targets, schedule of deliverables and labor hours required on projects.
* Responsible for the quality control/quality assurance process on all assigned projects.
* Oversee the work and productivity on assigned projects.
* Strive to achieve predetermined goals for profit, productivity targets, schedule of events and an estimation of staff requirements as necessary.
* Participate in formulating and coordinating proposals and provides other Marketing support, including Business Development.
* Hold team meetings ensuring procedures governing review and approval of projects are followed prior to submission of completed work.
* Negotiate with clients on any scope changes relative to project budgets and schedules subject to supervisors' approval.
* Ensure everyone involved is working in accordance with all project planning and profit control procedures.
* Works efficiently with the Billing Department to authorize and transmit bills to client. Follows up with clients for timely payments.
* Mentor junior staff in learning sound technical and business practices and enhancing corporate objectives.
* Adhere to Health and Safety program and all applicable SOPs.
* Review time sheets of direct reports during a specified reporting period.
* Evaluate Employee Performance in accordance with company policy.

Qualifications:

* A Bachelor's degree preferably in architecture, construction management, or engineering required.
* 12+ years of experience in the building design / construction, architecture, and/or engineering field. 
* Strong knowledge of various construction methodologies, project management models and financial management, as well as building codes, contract law and relevant legislation.
* Prior experience with K-12 projects required.
* Previous experience as an Owner's Rep required.
* Experience with permits and zoning laws preferred.
* Enthusiasm to promote and drive implementation of projects.
* Professionally recognized designations are considered a strong asset.
* Demonstrate extensive, diversified and complex knowledge of engineering concepts, theories, principles and practices.
* Ability to read, write and understand English for purposes of comprehending written job-related communications and verbal instructions and interactions.

Compensation: $125,000 to $150,000 per year (depending on qualifications)
