Job Summary:

The Senior Project Manager oversees the overall project direction of large, complex and/or multiple projects that have Project Management Teams. They will be instrumental in the assembly of these teams. The Senior Project Manager is responsible to plan and oversee the project to ensure a timely and cost effective outcome. This includes budgeting, organization, implementation and scheduling of the project. They will oversee a smooth transition from the estimate/pre-construction phase to construction, including design management, if applicable, in order to protect the bid position. They are responsible for ensuring the project/area is constructed in a safe, ethical manner, and in compliance with all federal, state, and local laws.

Duties and Responsibilities:  

* Manage and/or coordinate Company personnel and resources
* Develop skills and mentor project management employees, including conducting employee evaluations per Skanska's guidelines, as required
* Assist in preconstruction efforts
* Perform constructability reviews
* Prepare and execute Project Executive Plan 
* Oversee project permit process  
* Procure proof of owner's Builder's Risk Insurance or facilitate Skanska's purchase if not owner supplied 
* Obtain Notice of Commencement, if applicable
* Prepare trade contracts and bid packages, as well as oversee procurement process
* Oversee cost control and change management systems 
* Enhance and maintain relationships with clients, designers, consultants and internal Skanska clients  
* Prepare initial master schedule and oversee updates  
* Compile reports regarding financial performance of the project, including PSRs, PFCs and CI reports 
* Prepare monthly owner project status reports, as required 
* Review and approve Trade Contractor Payment Applications with Superintendent
* Review Skanska pay application to owner and ensure monthly submission when costs are incurred
* Attend and lead project meetings, including progress, pre-construction and pre-award 
* Review inspection and test data for compliance with specifications 
* Develop and maintain site logistics plan, in coordination with Superintendent 
* Set-up QAQC procedures and conduct quality inspections 
* Communicate and enforce Skanska Safety and Health Management Program  
* Demonstrate commitment to an Injury-Free Environment through own actions and mentoring others  
* Oversee project close-out 
* Owner contact for post-construction, including warranty period

Education and Experience: 

Required Qualifications:

* 6+ years proven track record of assuring client satisfaction.
* 6+ years track record of delivering on-time projects. 
* 6+ years of experience maintaining or exceeding planned profit targets for projects.
* 6+ years creating and maintaining a culture of safety.
* 6+ years experience developing a culture of quality assurance and control.
* 6+ years managing and developing succesful teams.
* Bachelor's Degree - Construction Management/Engineering or 8 years equivalent experience plus minimum 10 years prior relevant experience.

Preferred Qualifications:

* Preferred Procore Construction Management certification 
* Preferred experience with broad job knowledge of technical or operational practices within electrical construction.
* Preferred CMIT certificate
* Working knowledge of design and drawing software to including, but not limited to, Revit, AutoCAD, AutoCAD Civil 3D, NAVIA, and Bluebeam 
* Working knowledge of BIM 360 and BIM 360 Plan
* Working knowledge of Prolog and Primavera P6
* Experience with JD Edwards for timekeeping, project costs, and other project financials
* Strong written and verbal communication skills including experience utilizing email, phone, and Microsoft office platforms
* Understands basic management approaches such as work scheduling, prioritizing, coaching and process execution.

*  Risk and Opportunity Management: Identifies potential risks related to operations, contracts, or project execution. Develops mitigation plans and strategies to control the impact of negative situations or to maximize opportunities throughout the life cycle of a project.

*  Commercial Management: Negotiates and manages development and execution of the client's prime contract as well as subcontracts and vendor agreements. Develops, monitors, tracks, and negotiates project costs to ensure projects are successful and profitable. Ensures the financial interests of the company are protected while maintaining positive client relationships.

*  Construction Documentation: Creates documentation such as RFIs, and client correspondence on issues related to the notification provisions in contracts.

*  Construction Drawings / Plans: Reads and understands construction plans and drawings and the technical specifications associated with drawings. Outlines specifications required for submission to client and ensures submittals are approved.

*  Subcontractor Management: Monitors, inspects subcontractor activities to ensure they are performing the work safely, are adhering to schedule, and are producing quality work to ensure they are in line with subcontractor agreements and our client contract obligations.

*  Client Delight: Builds relationships with individuals within client organizations to coordinate work and make decisions at the appropriate level for the short-term project and long-term partnership.

*  Building and Construction Knowledge: Applies building and construction knowledge, including history, customers, competitive environment, and materials and methods to build quality projects safely.

*  Business Development - Operations: Analyzes client needs and applies market knowledge to determine business growth opportunities. Develops and oversees the implementation of strategies and action plans to target and pursue additional business with existing clients and new business opportunities.

*  Design Management - Building: Manages design process and relationships between design and construction to ensure the designer delivers quality, budget conscious, and complete documents on schedule.

*  Forecasting: Creates and validates financial forecasts of costs for upcoming activities and projects.

*  Preconstruction Planning - Project Management Building: Partners with preconstruction group to plan the project for success (e.g., procurement, logistics planning, scope reviews, budgeting and costing).

*  Safety - Project Management Building: Promotes and supports our care for life value, ensuring adherence to safety expectations and standards for self and others' work. This includes avoiding taking unnecessary safety risks, and being aware of conditions that affect employee safety.

*  Schedule Management - Project Management Building: Develops, manages, and maintains schedules and timelines. Provides project management and schedulers with information about issues in the field that may impact timelines to make sure that contractual obligations are being met.

*  Site Logistics: Develops, approves, and communicates site logistics plans, verifying they are in place and clearly understood. Ensures that projects are proceeding according to plan.
