Overview: The Sr. Preconstruction Engineer work with and supports the Preconstruction leaders in development of cost estimates and other preconstruction services to ensure Skanska is completing our services accurately, timely and cost effectively. The position works under direct supervision, performs daily estimating and planning activities and disseminates information applicable to the planning efforts. The Sr. Preconstruction Engineer must be able to meet critical deadlines, accurately obtain quantities for building components and have the ability to work as part of a team. Responsibilities: Senior Precon Engineer Skanska USA Building Reports to: Precon Manager/VP of Precon [vary by location] Department: Project Planning Location: Where position will be posted FLSA Classification: Exempt Employment Status: Full time Job Summary: The Sr. Preconstruction Engineer work with and supports the Preconstruction leaders in development of cost estimates and other preconstruction services to ensure Skanska is completing our services accurately, timely and cost effectively. The position works under direct supervision, performs daily estimating and planning activities and disseminates information applicable to the planning efforts. The Sr. Preconstruction Engineer must be able to meet critical deadlines, accurately obtain quantities for building components and have the ability to work as part of a team. Duties and Responsibilities: * Participate as a member of a multi-disciplinary team fulfilling assignments so that we may advise our clients during the preconstruction services phase. * Read and interpret drawings and specifications. * Creates detailed estimates for interior construction and exterior envelope elements at concept and detailed levels of design. Takes on estimating for structural and civil elements under the guidance of their supervisor. * (For MEP Preconstruction Engineers) Creates estimates for Mechanical and Electrical (MEP) disciplines, * Utilizes estimating technology systems to quantify, organize and price assigned work. Has a mastery level skillset of Sage Timberline estimating software * Develop estimate clarifications that accurately describe what is included or excluded from the estimate. * Proposes value management Options in the assigned discipline expertise area. Tracks and manage value management options using the company PCE Process and value management tracking tools * Will utilize design model software to perform quantity extraction for use in estimating. * Uses the Skanska Metriks Benchmarking system to evaluate their work and compare other projects and systems from other projects to their work for accuracy and to support the accuracy of their work with clients * Networks with applicable subcontractors in discipline expertise areas for the purpose of building relationships, obtaining estimate input, preliminary bids, and product information. * Participates in the subcontractor purchasing process including bid package development, scope of work narratives, and completion of post-bid analysis interviews and comparisons * Confidently present work internally and externally in various formats and situations * Mentor and teach Preconstruction Engineers and Preconstruction Associates the basics of our Preconstruction processes. * Achieve assigned training goals for the Sr Preconstruction Engineer position * Other Duties: The above statements are intended to describe the general nature and level of work performed by employees assigned to this position. Education and Experience: Required Qualifications: * Bachelor's Degree - Engineering, Architecture, Construction Management or equivalent/applicable degree or 8 years equivalent experience plus minimum 3 years prior relevant experience * Geometry - proficiency in measures of length, area and volume calculations. * Proficiency in the use of Microsoft Office Excel, Microsoft Word, and Powerpoint * 1+ year demonstrated experience with commercial construction estimating and estimating software applications Preferred Qualifications: * Demonstrated knowledge of Value Management processes * Microsoft Power BI experience Competencies / Skills: Has demonstrated proficiency in: * Market Knowledge: Utilizes local, national and global market conditions and trends when planning and estimating projects. * Subcontractor Outreach / Networking: Builds, maintains, and tracks relationships with subcontractors and vendors. Identifies appropriate subcontractors for specific projects, with a consideration of the project type, sector and size, as well as the subcontractor strengths and capabilities. Collaborates with regional diversity leadership to develop and implement strategies to maximize diverse and minority owned business participation. * Quantification: Identifies and quantifies building systems, materials, and assemblies for elements of a project using design documents. Organizes quantity takeoffs for ease of review. * Subcontractor Purchasing Process: Prepares scopes of work for trade contractors, develops bid packages, and conducts post-bid analysis interviews and comparisons. * Tools and Technology - Preconstruction Building: Identifies and uses the appropriate preconstruction and visualization technology, equipment and tools for planning and estimating (e.g., quantity take-off software, estimating software, BIM models). Has a basic understanding of: * Value Management: Identifies and presents concepts and associated costs that can improve the budget or value to the customer. * Client Facing Skills: Presents and demonstrates the merits of our estimating work and other consultative advice we are providing to clients and other project stakeholders, building trust and confidence. * Plans and Specifications - Estimating: Reads and interprets construction plans and the technical specifications that enable the ability to perform estimating duties. * Technical Writing: Creates technical documents that include the annotation of assumptions and clarification narratives to support estimates and business development RFP responses. * Design Quality Control: Works collaboratively with design team to review and challenge design. Checks systems for completeness and identifies, documents and reports out on missing, incomplete or erroneous design information. Offers mitigation strategies and solutions. * Detailed Design Estimating: Applies knowledge of technical building fields such as electrical, mechanical, and architectural, structural, and civil systems to prepare detailed construction cost estimates including all necessary material, equipment and labor from developed design information. Travel Requirements: Less than 10% Work Environment/Conditions: This job is performed both in the office and in the field on an active construction site. Field work requires experience and confidence working in and around heavy industrial equipment and systems, which includes average to loud noises, ability to traverse uneven grounds, and possible outdoor weather conditions. Vision requires the capacity for close and far vision, the ability to adjust focus, depth perception and peripheral vision. Activities and responsibilities require frequent sitting (often working on a computer), frequent driving, flying, walking, standing, light lifting, bending, and reaching.
