Job Summary:

The Senior Estimator assists the preconstruction team through the development of cost estimates, value management, and estimate proposal reports. The position requires the knowledge and expertise to quantify, price and qualify all building systems and components to create detailed cost estimates. This position solicits subcontractor pricing or bids and is able to prepare scopes of work for all trade contractors. The Senior Estimator must be able to meet critical deadlines and have the ability to work as part of a team.

Duties and Responsibilities:  

* Has a mastery of all of the required duties and responsibilities of the Senior Preconstruction Engineering roles.
* Read and interpret construction plans and the technical specifications that enable the ability to perform estimating duties.
* Mature knowledge of construction pricing for civil, structural and architectural trades. If Mechanical or Electrical (MEP) discipline, same.
* Will be required to manage a small team of Preconstruction Engineers / Associates towards the successful completion of tasks related to the assigned project estimate duties.
* Detailed Estimating: Will develop quantity surveys and cost estimates for civil, structural, interior construction and exterior envelope elements at detailed levels of design. If Mechanical or Electrical (MEP) discipline, same.
* Conceptual Estimating: Applies knowledge of technical building fields such as electrical, mechanical, and architectural, structural, and civil systems to conceptualize projects and provide accurate high level or detailed quantity surveys and cost estimates from limited information.
* Develops and manages project cost estimates from the initial cost estimate at the commencement of preconstruction services through completion of the preconstruction process with a GMP or Fixed Price Contract. Ensures all estimating work is accurate, complete and well-conceived in content and presentation.
* Will use Sage Timberline estimating software, On-Screen Takeoff software, Bluebeam and other estimating software tools to create detailed estimates. Utilizes BIM / VDC technology for automated quantity surveying.
* Will offer, track and manage value management options in their assigned discipline expertise areas, using the company PCE process.
* Will be required to annotate assumptions and clarification narratives to support the estimate work and to develop narratives as required to complete our client estimate deliverables.
* Will maintain and or develop and maintain a good understanding of the market conditions in the locations where their projects are being developed. 
* Will maintain a strong knowledge of the subcontractors in the market and subcontractor relations to help facilitate subcontractor input in the estimating of our work. Will help attract subcontractor interest in our work and to explain our prequalification process to subcontractors.
* Evaluates and uses data from past and current project cost estimates and Skanska Metriks to enhance and validate estimating accuracy. Adds past/current project data into the Skanska Metriks benchmarking database applications.

* Works collaboratively with design team to review and challenge design. Checks design for completeness and identifies, documents and reports out on missing, incomplete or erroneous design information. Offers mitigation strategies and solutions.
* Will have a strong working knowledge of the Skanska bidding process for subcontractors and specific client procurement processes or requirements.
* Will have a strong working knowledge of the subcontractor bid package including the invitation for bid and the various exhibits that make up the subcontract. Will be required to perform post-bid analysis interviews and comparisons of subcontractor bids.
* Understands the preconstruction phase schedule activities including timelines for design deliverables, estimating deliverables, procurement activities, and related preconstructions services. Will offer input into the Preconstruction schedule activities.
* Identifies potential project related risks and opportunities. Develops and implements mitigation plans and strategies such as contingency and market condition escalations to maximize opportunities and control the impact of negative situations.
* Meet challenging deadlines while taking care to produce accurate work and to also review the work of Preconstruction Engineers and Associates for accuracy and completeness
* Will present work internally and externally in various formats and situations and be required to answer questions and confidently support their work. Further, can present and demonstrate the merits of our estimating work and other consultative advice we are providing to clients and other project stakeholders, building trust and confidence.
* Capable of taking on a super user role for any of the preconstruction applications
* Participates in training on sustainable design and stays current on trends and requirements of sustainable building concepts (e.g., LEED(r)) in order to communicate environmental benefits to potential customers. Works with colleagues from the Sustainability Team to recommends and evaluate sustainable (green) design solutions to clients and design teams.

* Manages the confidential nature of the information we are party too and knows how to properly protect that information.

Education and Experience: 

Required Qualifications: 

* Bachelor's Degree - Engineering, Architecture, Construction Management or equivalent/applicable degree; or 8 years equivalent experience plus minimum 7 years prior relevant experience
* 5+ years demonstrated experience with commercial construction estimating and estimating software solutions
* Demonstrated knowledge of Value Management processes 
* Geometry - proficiency in measures of length, area and volume calculations.  
* Proficiency in the use of Microsoft Office Excel, Microsoft Word, and Powerpoint 

Preferred Qualifications: 

* Certified Value Specialist (CVS)
* American Society for Professional Estimators (ASPE)
* Design Build Institute of America (DBIA) Associate Level certified

Additional Competencies / Skills: 

Has advanced knowledge and ability to coach/guide others in:

* Plans and Specifications - Estimating: Reads and interprets construction plans and the technical specifications that enable the ability to perform estimating duties.
* Quantification: Identifies and quantifies building systems, materials, and assemblies for elements of a project using design documents. Organizes quantity takeoffs for ease of review.

Has demonstrated proficiency in:

* Value Management: Identifies and presents concepts and associated costs that can improve the budget or value to the customer.
* Client Facing Skills: Presents and demonstrates the merits of our estimating work and other consultative advice we are providing to clients and other project stakeholders, building trust and confidence.
* Contract Awareness: Reviews the client's prime contract as well as subcontracts and vendor agreements to ensure contract requirements are satisfied.
* Market Knowledge: Utilizes local, national, and global market conditions and trends when planning and estimating projects.
