Our Real Estate Transaction Manager plays an integral role in enhancing the Rollins Field Real Estate program. This role is vital as Rollins looks to effectively manage its real estate portfolio while aligning with broader business objectives, driving value, and supporting growth initiatives.

Responsibilities:
You Will. . .
The Rollins Real Estate & Workplace Management department provides real estate field advocacy, project management, communication, vendor management, and strategic direction for our network of over 700+ leased and owned branch locations throughout the United States and Canada. Our branch locations are flex spaces with office and warehouse components.
Real Estate Transaction Managers are responsible for the execution of real estate strategies and transactions for their assigned portfolio. Individual Transaction Manager responsibilities include oversight of a portfolio of 200+ sites, with approximately 50-100 active projects ongoing at any given time. Transaction Managers provide the direction and leadership for all aspects of managing the real estate portfolio for all assigned regions and will oversee their projects throughout all stages of the real estate transaction lifecycle. This includes managing the relationship between the Real Estate Department and internal stakeholders for assigned Divisions/Brands, as well as serving as the escalation point for issues experienced by Operations and/or landlords, resolving them in a timely and professional manner while delivering excellent customer service.
Transaction Managers coordinate with various internal departments regarding real estate matters including Finance, Risk Management, Legal, and Environmental. They utilize the lease administration system to maintain lease data and documents, generate reports, and provide analysis. They are also responsible for tracking expiring leases and managing lease transactions, which may include lease renewals, amendments, relocations, branch splits, and new branches. In support of expansion and relocation efforts, they work with third-party brokers to find suitable branch locations and collaborate with Risk Management and the Law Department to review and negotiate lease agreements.
Real Estate Transaction Managers are expected to provide corporate real estate expertise and serve as trusted advisors to internal stakeholders within their assigned portfolio. They ensure all real estate transaction issues are addressed in alignment with stakeholder business goals, while adhering to company and departmental policies, standards, and practices. Acting as key coordinators between business groups, brokers, landlords, and project teams, they ensure compliance with company real estate requirements

* Work Environment: This role is based at our corporate headquarters in Atlanta, GA (Buckhead/Midtown area). Opportunity for hybrid office and home-based working arrangements once onboarded with 3 to 4 in office days are required.

Qualifications:
The Experience You Will Bring (Minimum Requirements):
* 3+ years in commercial real estate managing office or industrial real estate transactions and portfolio strategy on
the end user, brokerage or landlord side.
* Minimum 3 years of significant experience with lease agreement drafting review, revision, evaluation, negotiation,
administration and transaction/project coordination of various type of leases.
* Demonstrated success handling a significant number of commercial real estate transactions across various
geographies.
* Must possess understanding of key commercial lease and legal terms and their application and implications.Must possess financial acumen for reviewing commercial leases and the ability to track large project spend.
* Must possess strong computer skills including Microsoft suite of products, Monday.com, and Costar or equivalent
lease and project management software.
* Must possess strong written and verbal communication skills as well as presentation skills.
* Must possess strong negotiating skills.
* Must be able to interact professionally at all levels of the organization and provide excellent customer service.
* Must possess strong organizational skills in managing multiple projects and tasks simultaneously.
* Must possess strong problem solving and analytical skills, judgment, and personal initiative and can work with
little direct supervision.
* Must possess the ability to build strong internal and external relationships using effective verbal and written
communication skills.
* Must possess ability to recognize and act on opportunities; adjust direction when situation warrants.
* Must be able to interact professionally with all vendor partners including landlords and brokers and hold them
accountable for expected outcomes.
* Preferred involvement in relevant corporate real estate industry group (CoreNet, NAIOP, IIDA, IFMA, etc.).
* Assist with special projects and other duties as assigned.
* Expected travel is 10%

* This is a hybrid role based out of our Atlanta, GA Home Office. We are seeking local candidates as this role is expected to be in-person a minimum of three (3) days per week.
