				Overview:

Position: Property Preservation Analyst

Pay: $24.04- $31.25 DOE

Location: Remote OK - (require to work 2 days on-site if living within 31 miles of Austin, TX)

Position Summary:

The Property Preservation Analyst is responsible for preserving properties for the investor during the default process as well as in REO. Ensuring that each asset is secured and maintained to avoid deterioration of the collateral. Analyst will work closely with the field vendor, auction and/or marketing vendors to ensure properties are maintained and liquidated as per the investor/insurer requirements. The Property Preservation analyst will process daily task and reports for services completed on properties, taking appropriate action to ensure the property is being inspected and maintained and no violations or damages occur. Conducting thorough review of the assets to minimize potential losses to the company. The Analyst will also maintain a portfolio of REO assets and will be responsible for adhering to the applicable disposition timelines and allowable cost limits.

Responsibilities:

* Processes daily or weekly reports provided by the field vendor for completed services.
* Daily updates to the internal systems to provide the most accurate preservation status.
* Deliver reports to the field vendor for Preservation or inspections order requests.
* Complete daily internal tasks created by other departments needing preservation services. 
* Work closely with the Field vendor to ensure timely services are being completed to protect the property. 
* Problem solve issues for preservation services in which properties are in a deteriorating state.
* Review violations and contact the local city and/county to resolve the violation or lien.
* Review Property Registration requirements for city, county, or states to ensure properties are being registered as per ordinance.
* Review invoices for preservation, inspection, and/or post-sale services.
* Request, process and approve or decline bids for preservation services. 
* Request and review appraisal or BPO (Brokers Price Opinion) for properties in the REO portfolio
* Maintain an REO portfolio for various states and investors.
* Determine the most appropriate marketing strategy when conveying is not an option to the investor.
* Work closely with the attorney firms to conduct evictions and/or Cash for Keys agreements.
* Arrange lockout services with the field vendor and coordinate meet and greets with local law enforcement. 
* Attend conference calls with the field vendor to discuss issues and resolutions for properties.
* Calculate listing prices for assets using Appraisals and BPO's.
* Convey assets to the insurer: FHA, VA
* Manage internal inboxes for escalations and/or preservation requests.
* Provide Preservation fees and costs to Payoff Department.
* Process Utility bills or HOA invoices by contacting these entities to obtain payment information. 
* Work closely with Auction or Marketing vendor to ensure properties are liquidated in a timely manner. 
* Work closely with Attorney firms for Post-Sale Title services for the investors.
* Regularly audit field vendor for errors or process improvements. 
* Actively manage timelines to ensure FHA Properties are being conveyed to HUD according to their strict requirements.
* Referring eligible properties to the CWCOT program as prescribed by HUD.
* Other duties or projects as assigned.

Qualifications:

* Knowledge of commonly used terminology, concepts, practices, and procedures within the mortgage industry
* In depth knowledge of investor guidelines for FHA, USDA, FNMA, FHLMC and VA
* In depth knowledge of Preservation and REO services. 
* Ability to identify and resolve problems
* Able to work independently and in a team environment
* Ability to interact at a professional level with customers and attorneys
* Must have the ability to manage processes and timelines.
* Good business writing and math skills.
* Must be detail oriented and have excellent time management and organizational skills.
* Strong PC skills. Must be proficient in MS Windows, MS Outlook, MS Office Suite, MS SharePoint, MS Teams.

Desired Education/Experience:

* Prior Mortgage Servicing Experience.
* 3 years previous experience in Property preservation.
* High School diploma.

Work Authorization: Must be able to verify identity and employment eligibility to work in the U.S.
