				Overview:

This is a hybrid role - 2 days remote and 3 days in the Malvern, PA office. 

The Manager, Facilities Projects is pivotal in upholding CubeSmart's brand standards and the quality of our company-owned and managed portfolios. This role involves conducting due diligence site visits at new locations and managing acquisition/lender requirement projects requested by owners. Additionally, it includes planning and executing strategic facility projects within the existing portfolio.

Responsibilities:

Managed Locations:

* Conduct or delegate initial site visits for newly managed locations needing bank report resolution or first-year acquisition work.
* Provide Critical Systems Manager with data on elevators, fire systems, panels, and extinguishers.
* Assess conditions, prioritize maintenance, and assign budget amounts.
* Review project lists with the Third-Party Management (3PM Relationship Manager/owner for approvals.
* Collaborate with operations, facilities, relationship managers, and owners.
* Solicit bids, award work, negotiate contracts, and obtain necessary authorizations.
* Supervise projects and monitor spending to ensure timely and budget-compliant completion.
* Provide monthly updates and financial reports to third-party management and Senior Management.

Owned Acquisitions:

* Review acquisitions with the Manager of Facilities Operations for availability and workload.
* Conduct pre-purchase due diligence to identify needs and create budgets.
* Collaborate with District Managers, Divisional VPs, and the Manager of Facilities Operations.
* Present acquisition budgets for senior management and investment approval.
* Oversee store turnover upon project completion.

Corporate HQ Critical Systems Management

* Manage the ongoing maintenance, vendors and schedules for ongoing critical systems at Malvern HQ location, including HVAC, Roof, Elevators, Fire Systems.
* Ensure the timely completion of preventive maintenance and inspections.
* Manage the useful life of critical components and the strategic short and long range planning.

Qualifications:

General Requirements

* Communicate complex projects/issues effectively to Senior Management.
* Lead high-profile projects as directed by the Manager of Facilities Operations.
* Maintain professional knowledge through workshops, publications, and networking.
* Perform additional related duties as required.

Education and Experience

* Associate degree in Engineering or equivalent experience in commercial construction.
* Minimum five years in building maintenance/construction or storage experience with a focus on managing and completing a high volume of projects.
* Multi-unit experience (i.e. self-storage/retail/restaurant)
* Proficiency in MS Office Suite (MS Word, Excel, PowerPoint, Outlook) 
* Experience working in CMMS systems (i.e. web-based work order management systems)
* Experience with national and regional contractors.
* Ability to meet tight timelines and travel on short notice.
* Expertise in construction, maintenance, and budgeting.
* Strong communication, negotiation, analytical, and problem-solving skills.
* Highly organized and skilled in project management activities.
