Responsibilities: * Follows the make-ready checklist to complete necessary repairs and improvements to apartment homes prior to resident move-in, as directed by the Supervisor or manager * Inspects sheetrock and makes repairs; caulks and seals windows, sink areas, toilets, bathtubs, and showers; and performs touch-up paint * Maintains an inventory of supplies and equipment needed for make-ready tasks * Cuts expenses by fixing rather than replacing parts, and avoiding being wasteful with supplies * Assists with property curb appeal by picking up trash, pressure-washing, performing general cleaning, and painting, as needed * Complies with safety and risk-management policies by participating in the safety meetings, OSHA training, and other safety related laws and requirements, and by reporting accidents and incidents promptly and accurately * Delivers a high level of customer service by treating residents and others with respect and completing assigned work with efficiency and urgency * Performs other duties, as assigned Qualifications: Education & Experience: * High school diploma or equivalent * At least 1 year of experience in maintenance or related field, preferred * General knowledge in a variety of skilled trades including construction/installation, repair, and maintenance, drywall, basic carpentry, and make-ready * HVAC experience a plus but not required * Ability to work efficiently and meet deadlines * Good organizational skills and attention to detail Physical Requirements: * Must be able to walk, stand, climb stairs or ladders and access various areas of the property * May be required to push or pull items and reach overhead * May be required to bend, stoop or kneel * May require dexterity of hands and fingers and ability to grasp tools * Must be able to see to perform inspections and read computer screens * Must be able to hear and understand verbal communications in person and over the phone or computer * May occasionally be required to lift or carry items weighing up to 25 pounds. * Must be able to operate a computer, keyboard, mouse and other office equipment Work Environment: * This role is based on site primarily indoors but may require that the employee spend some time outside with exposure to the elements. * May require working in confined spaces, heights and potentially hazardous area.
