Overview:
The Global Workplace Solutions Specialist, Senior (GWS) will be responsible for providing support to the
GWS team and perform a variety of operational responsibilities for Zebra's Global Workplace Solutions
Portfolio consisting of approximately 3 M SF located in over 130 locations. This role will be global in
nature and provide exposure to all aspects of the Corporate Real Estate environment allowing the
individual to grow with the business.
Responsibilities:
* Support management and outsourced lease administration activities and processes.
* Assist with Senior Manager of Global Real Estate to manage current real estate assets by anticipating lease renewals and terminations including all critical dates. Reducing and auditing
operating expenses, managing subleases and ensuring proper collection of sublease rent.
* Coordinate the processing of estoppel certificate requests, rent payments and security deposits.
* Ensure all lease paperwork is signed appropriately and processed in a timely manner which
includes serving renewal and termination notices as appropriate. Research and resolve lease
related issues.
* Contribute and collaborate in finance meetings with respect to lease accounting.
* Serve as system administrator for Costar lease administration system.
* Support M&A Integration Activities.
* Learn the requirements of negotiating lease deals by working with the Senior Manager of Global
Workplace Solutions and our brokerage partners.
* Learn the Fundamentals of Facility Management, Occupancy Planning and Project Development
by collaborating with our Senior Managers l and working with site leaders to understand their
business needs.
* Create key reports and dashboard for key performance metrics.
* Participate in benchmarking activities and provide reports to management as requested.
* Support special projects and activities such as Sustainability and Inclusion/Diversity.
* Assist in data automation process improvements including dashboard creation.
* Assist in the development of procedures, process playbooks and best practices.
* Assist in creating QBR and business analysis packages.
* Ability to work with a wide variety of corporate wide functions to assist in the development of
short- and long-range real estate requirements.
* Support all GWS functions as needed.
Qualifications:
* Bachelor's degree in Business, Finance, Accounting, or related field ; Equivalent Work Experience Considered in lieu of Bachelors Degree.
* 5+ years of experience.
* Real Estate experience a plus ; Able to prioritize and manage tasks ; Problem solving and Analysis of Data ; Microsoft Office Skills ; Planning and management skills ; Strong Business Acumen ;
* Interest in brokerage, facility management or real estate certifications a plus.
