Job Summary:

Skanska is searching for a dynamic Construction Field Manager with experience as a Superintendent or Construction Manager in the commercial building sector projects to join our team.  

The Construction Field Manager is responsible for providing onsite construction observation, communication, and coordination in a Construction Management/ Field Superintendent role, acting as an Owner's Agent.  

Observing and reporting on the contractor's progress and adherence to the project schedule.  Communication and coordination with construction contractors, owner's contractors, vendors, and the local and state inspectors. 

This position must demonstrate strong leadership, organizational, and time management skills, as well as strong communication and client service skills.

Duties and Responsibilities:

* Duties include coordination of contractors, taking and documenting detailed measurements for payment, inspecting the work for compliance with the specifications, quality acceptance testing, notifying the Project Manager of issues and potential deviations from plans and specifications, and working with the contractor to resolve minor issues without guidance.
* Day-to-day on-site oversight of contractor's labor force
* Inspection of Contractor or (Sub)Contract operations to ensure compliance with contract documents and code
* Represent the Owner in all project related matters to local and awarding authorities, architects and engineers, consultants, contractors and others
* Review and approve Contractor Payment Applications
* Maintain good relationships with internal and external clients, including representatives of Owner and Architect/Engineer
* Oversee development and implementation of site logistics plan, in coordination with contractor's Project Manager
* Conduct quality assurance inspections
* Assist in coordination of site testing and inspection efforts
* Monitor costs, including labor time and material. Sign daily T&M sheets, as required
* Communicate and assist in enforcement Owner's or Contractors Safety and Health Management Program
* Demonstrate commitment to an Injury-Free Environment through own actions and mentoring others;
* Review schedules, including preparation of detailed short-term schedules and assist in ensuring all activities take place on or ahead of scheduled dates
* Prepare and submit Field Representative Daily Reports, as required
* Attend and participate in project meetings, including subcontractor meetings.

Education and Experience: 

Required Qualifications: 

* 5+ years of industry experience in the day-to-day on-site oversight of contractor's labor force, reviewing and approving contractor payment applications; reviewing schedules, enforcing OSHA requirements, development and implementation of site logistics plan, conducting quality assurance inspections, assisting in the coordination of site testing and inspection efforts, preparing daily reports, monitoring costs, including labor time and material. 
* 5+ Years of experience reading and understanding construction plans and drawings and the technical specifications associated with drawings. Along with a strong understanding of construction means and methods for a variety of construction types.
* 5+ Years experience as a Superintendent or Construction Manager managing commercial building sector projects ranging in cost of $5 Million to $50 Million- Managing projects from initiation through completion of construction. 
* BA in Logistics Management, Supply Chain Management, Facilities Management, Operations Management,  Industrial design, Interior Design, Architecture or Industrial Engineering or 8+ years equivalent experience plus minimum 7 years prior relevant experience.

Preferred Qualifications:

* Functions effectively as an individual or leading a team
* Background in facilities / furniture logistics & order expediting, warehousing and inventory control preferred.
* Strong computer skills in: MS Excel, AutoCAD, MS Project, MS Word, Prolog, Procore
* Management of move services in key markets and building types: office, education, and healthcare.
* Working knowledge of design and drawing software to including, but not limited to, Revit, AutoCAD, AutoCAD Civil 3D, NAVIA, and Bluebeam 
* Working knowledge of BIM 360 and BIM 360 Plan
* Working knowledge of Procore
* Familiarity with scheduling systems such as MS Project or Primavera P6
* Strong written and verbal communication skills including experience utilizing email, phone, and Microsoft office platforms
* Familiarity with terms and conditions of contracts
* 10 or 30 OSHA certification

Competencies / Skills: 

Has demonstrated proficency in:

Field Oversight: Monitors and ensures prime contractors are adhering to schedule and are producing quality work; Inspects on-site work for compliance with specifications, works with contractors to resolve  issues, and communicates potential deviations from plans to Owner.

Site Testing and Inspection Tracking: Tracks and monitors third-party testing and inspections of contractor's work, to ensure work is being accomplished in accordance with contract requirements and raises issues of non-compliance to appropriate parties for corrective action.

Building Construction Knowledge: Applies building construction knowledge, including history, customers, competitive environment, and materials and methods to build quality projects.

Plans and Specifications: Reads and interprets architectural design and construction plans to determine technical requirements.

Safety Enforcement: Monitors all activities for safety implications and identifies safety violations and reports to owner/construction contractor.

Project Closeout: Identifies, monitors, and tracks project closeout activities to ensure proper and effective delivery to owner entities.

Has basic understanding of:

Schedule Management: Defines project tasks and their durations and dependencies to develop, review and/or implement schedules as per contracts. Monitors and reports on actual versus scheduled to ensure schedule follows contract requirements and is delivered on time. 

Client Delight: Builds relationships with clients and key stakeholders to coordinate work and make decisions at the appropriate level for the short-term project and long-term partnership.

Conflict/Dispute Resolution: Handles conflicts and de-escalates disputes between parties. Negotiates resolutions that are agreeable to both parties.

Risk Management: Identifies potential risks related to a successful client project; Develops mitigation plans and strategies to control the impact of negative situations to support the client throughout the life cycle of a project.   

Quality Management: Plans, organizes, implements, monitors, and documents policies and procedures to meet project owner's expectations, objectives, standards and intended purpose to ensure overall quality of the project.

Owner Contract Administration: Reviews, interprets, and enforces owner's prime contracts; Implements and administers procedures per contract requirements for the benefit of the project
