				Overview:

The Assistant Project Manager works within the Project Management Team which is responsible to plan and oversee the project to ensure a timely and cost effective outcome. This includes budgeting, organization, implementation and scheduling of the project. Ensure the project is constructed in a safe, ethical manner and in compliance with all federal, state, and local laws. The Project Management Team can vary greatly depending on the size and complexity of the projects, which in turn will affect the number of responsibilities the Assistant Project Manager will be involved in.

Job Summary:

The Assistant Project Manager works within the Project Management Team which is responsible to plan and oversee the project to ensure a timely and cost effective outcome. This includes budgeting, organization, implementation and scheduling of the project. Ensure the project is constructed in a safe, ethical manner and in compliance with all federal, state, and local laws. The Project Management Team can vary greatly depending on the size and complexity of the projects, which in turn will affect the number of responsibilities the Assistant Project Manager will be involved in.

Duties and Responsibilities:  

* Responsible for the safety of all assigned employees and subcontractors to ensure the safe execution of all activities, including the strict adherence to company safety policies and programs through the communication and enforcement of the Skanska Safety and Health Management Program, including the ability to independently stop work for a safety violation or suspected safety violation 
* Hiring and recommend termination of subcontractors / vendors including negotiations, sub agreements, material agreements and PO's
* Management of subcontractors and vendors schedule, performance, and payments
* Ensure compliance with project and Skanska's DBE compliance program
* Chair project meetings, including project team, owner and subcontractors meetings
* Complete understanding of the contract including Skanska's contractual obligations and the owners obligations
* Identify Project Risk and independently develop Mitigation Plans
* Ensure timely notices as required to the owner to protect Skanska interests regarding extra work, design changes, delays, impacts, etc., which requires independent contract analysis
* Manage project claims in collaboration with Skanska's Legal Department
* Project submittals, process RFIs & shop drawings, as required by the Owner
* Manage and/or coordinate onsite personnel, equipment and material resources
* Manage the project budget utilizing Skanska's Cost Control Systems
* Compile reports regarding financial, schedule and production reports for the Project Executive
* Prepare and coordinate payments from owner and ensure timely payments
* Develop and maintain the project schedule in sync with the project budget
* Develop and maintain site logistics plan with Superintendent staff
* Ensure the project delivers a quality product meeting Skanska's high quality standards

Education and Experience:

Required Qualifications:

* Bachelor's Degree - Construction or Engineering or equivalent experience.
* 5+ years prior relevant experience.
* Understands basic management approaches such as work scheduling, prioritizing, coaching and process execution.

Preferred Qualifications:

* Advanced knowledge of job area typically obtained through advanced education combined with experience.

Competencies / Skills:

Has advanced knowledge and ability to coach/guide others in:

* Construction Documentation: Creates documentation such as RFIs, and client correspondence on issues related to the notification provisions in contracts.
* Construction Drawings / Plans: Reads and understands construction plans and drawings and the technical specifications associated with drawings. Outlines specifications required for submission to client and ensures submittals are approved. 

Has demonstrated proficiency in:

* Client Delight: Builds relationships with individuals within client organizations to coordinate work and make decisions at the appropriate level for the short-term project and long-term partnership.
* Risk and Opportunity Management: Identifies potential risks related to operations, contracts, or project execution. Develops mitigation plans and strategies to control the impact of negative situations or to maximize opportunities throughout the life cycle of a project.
* Building and Construction Knowledge: Applies building and construction knowledge, including history, customers, competitive environment, and materials and methods to build quality projects safely.
* Commercial Management: Negotiates and manages development and execution of the client's prime contract as well as subcontracts and vendor agreements. 
* Develops, monitors, tracks, and negotiates project costs to ensure projects are successful and profitable. Ensures the financial interests of the company are protected while maintaining positive client relationships.
* Safety - Project Management Building: Promotes and supports our care for life value, ensuring adherence to safety expectations and standards for self and others' work. This includes avoiding taking unnecessary safety risks, and being aware of conditions that affect employee safety.
* Schedule Management - Project Management Building: Develops, manages, and maintains schedules and timelines. Provides project management and schedulers with information about issues in the field that may impact timelines to make sure that contractual obligations are being met.
* Site Logistics: Develops, approves, and communicates site logistics plans, verifying they are in place and clearly understood. Ensures that projects are proceeding according to plan.
* Subcontractor Management: Monitors, inspects subcontractor activities to ensure they are performing the work safely, are adhering to schedule, and are producing quality work to ensure they are in line with subcontractor agreements and our client contract obligations.

Has a basic understanding of:

* Design Management - Building: Manages design process and relationships between design and construction to ensure the designer delivers quality, budget conscious, and complete documents on schedule.
* Forecasting: Creates and validates financial forecasts of costs for upcoming activities and projects.
* Preconstruction Planning - Project Management Building: Partners with preconstruction group to plan the project for success (e.g., procurement, logistics planning, scope reviews, budgeting and costing).
* Quality Management - Project Management Building: Develops a project-specific, quality management plan, monitors work sites, and identifies and addresses concerns or issues that do not meet quality standards. Completes quality work documentation and forms to ensure compliance with contracts.

Travel Requirements: Less than 10% 

Work Environment/Conditions: This job is performed both in the office and in the field on an active construction site. Field work requires experience and confidence working in and around heavy industrial equipment and systems, which includes average to loud noises, ability to traverse uneven grounds, and possible outdoor weather conditions.
